Condensation levels on Air source heat pump
we have just inherited a building to maintain which has a 18mnth old air source heat pump which is condensating heavily and water runs out and down the pathway has anyone got any ideas why it should condensate so heavily please?

Is it big enough for the room it is cooling/heating?

in heating mode the outdoor unit becomes the cooler and so will make condensation.
Its possible this is normal operation?
It 'may' be short of gas in which case you. In which case you'll need a full leak test / repair / re-charge - or, if you have the time - reclaim the refrigerant and test the weight against the commissioning / nameplate charge details.
