Don't quite understand the term 'ductless' but if there is refrigerant pipework from indoor to outdoor, where is that going?

A ductless A/C system is a sytem does not need the duct to deliver the cool air to cool any space. In another words, A ductless flows cool air directly to the space with out using any insulated duct/ tunnel / vent.

Refrigerant pipe will be in the annex and run down to the blower in wall mount unit.

OK, your refrigerant pipes will come down the wall from above the unit without penetrating any walls.

Install a mini-condensate pump which will fit inside the wall unit and run the small bore plastic drain pipe up behind the refrigerant pipes. Follow the pipework back outside to the outdoor unit.
