Apparently the third "wire" is a heater, which overides the temp sensor to control the compressor, shutting it off when the coil freezes or the room is down to temp.

I did one a few years ago with a s/h 9k Fujitsu window unit for my wifes old catering business. We converted a toilet into a veg room. I disconnected the old controls and wired in an Eliwell. Run it with plenty of defrosts and it kept to 5 deg C no problem
